Pricing and quotes

Money questions come first because they cause the most hesitation. The short version: you approve a written figure before anything starts, and that figure doesn't move.

How much will the job cost before you start?

Every job gets a fixed written price after the inspection, before any tool comes off the van. The call out itself costs $0, and the figure on the quote is the figure on the invoice, weekends included.

Do you charge extra for nights, weekends or public holidays?

No. We don't run overtime rates, so a 2am burst pipe is priced exactly the same way as a Tuesday morning tap washer. You approve the fixed price before work begins either way. If you want the full breakdown of how quoting works, the pricing section on the home page sets out the structure in detail.

Emergencies and availability

Not every fault needs a midnight call out, but the ones that do need one badly. These two questions separate the urgent from the patient.

What counts as a plumbing emergency?

Water spreading through a room, sewage rising back through a fixture, a smell of gas, or a hot water system leaking into a ceiling. If it is damaging your home right now, treat it as an emergency and call immediately. For the faults that need steps before we arrive, the emergency plumbing hub walks through make-safe actions, and pages like toilet overflowing and gas leaks open with what to do in the first sixty seconds.

Can I shut anything off while I wait for you?

Yes. Turn the water off at the meter for a burst, and for a suspected gas leak leave the area and don't touch switches. For a leaking hot water unit, close the valve on its cold inlet line.

Licensing, warranty and workmanship

Who is actually turning up at your door, and what happens if the fix doesn't hold? Fair questions, answered plainly.

Are you licensed and insured?

Fully, under licence #275278C, with insurance behind every job. Compliance certificates come with the invoice as standard, so your paperwork trail is protected without you having to chase it.

What warranty comes with the work?

Our Lifetime Labour Warranty covers everything we complete. If a repair we carried out is not right, we come back and make it right, with no questions and no cost attached.

Drains, hot water and this suburb's quirks

Some questions only make sense in one postcode. These three come up constantly here because of how the place was built and where the water runs.

Why do drains here block so often?

The heavy mature canopy and riverside reserves push roots into the older clay sewer lines beneath established streets, and autumn leaf fall adds to it. Camera diagnosis finds the true cause before we clear anything. The drainage hub explains the full diagnose-then-fix sequence, and CCTV drain inspections show what the camera actually sees inside an earthenware line.

Do sloping blocks make drainage work more complicated?

They change it rather than complicate it. Streets falling steeply toward Burns Bay and the river collect silt and debris at the low points, so drainage lines there need grading, proper support and sometimes relining rather than a simple clear.

Should I repair or replace my hot water system?

Age decides more than anything. Post-war houses and the sixties flat blocks around the village often run units well past their service life, where a replacement beats repeated repairs. A first-life failure on a newer unit is usually worth fixing. The hot water hub carries the full repair-or-replace guide, and the system comparison pages cover gas, electric and continuous flow options if you are choosing.

Where we work

A service area question sounds simple, and mostly it is. Here is the honest map.

Which areas around the village do you cover?

We work throughout the village and the surrounding Lower North Shore, including Lane Cove North, Lane Cove West, Greenwich, Longueville and Riverview. Being local means the van reaching you has usually just finished a job nearby. Local, not commuting in. From the flats clustered near Market Square to the interwar homes on the character streets, we see the full spread of housing stock this suburb built across three eras, and the vans are stocked for the faults each of them actually develops. Each neighbouring suburb has its own page if you want the detail: Lane Cove North, Lane Cove West, Greenwich, Longueville and Riverview.
